KAREEKA COTTAGE 

    Kareeka Cottage is being offered for sale, either as a private residence or 'as is', as a viable business. During the 6 year period that Kareeka has been offered for holiday rental the occupancy rate has been over 60% and with only ONE exception (a funny story that goes with that one exception) every visitor has enjoyed a stay that has 'wowed' them and we have a guest book that can attest to this complete satisfaction. 

The cottage is promoted as being quiet and peaceful, in a bush setting, just 30 metres from the beach, but yet only a 5 minute stroll around to a supermarket, shops, cafes and restaurants. Much of the detail and photos can been seen elsewhere on this web site.

As a business we can supply all the commercial facts and figures on request, or the cottage can be used as a comfortable private residential beach side property with stunning views across Cleveland Bay to mainland Australia . Sitting on the front deck you can watch the spectacular sunrises and amazingly watch the astonishing colours of the setting sun light up the hills of far off Cape Cleveland . From the same position on the front deck, once every month the full moon rises out of the sea or emerges from behind the hills. This is an awe inspiring sight as the moon emerges and lays a golden loom across the often flat calm waters of the bay. In addition to the spectacle provided by mother nature, there is always something of interest to watch out for. Whales and dolphins can be seen and once even a crocodile was sighted, to the colourful sails, boats, ferries and in the distance large cargo vessels in or outward bound from the busy Townsville port. Kareeka Cottage sits on a 600sq/mtr block of bushland which is designated 'Land for wild life' (see below)    

5 WARBOYS STREET -

The rear portion of 708 square metres has been separated from the front portion by an area for common use land but also has walkway access through to the beach, about 60 metres away. The block is lightly covered with mature eucalypts and native vegetation. The block and that of its neighbours are designated 'Land for Wildlife' which is a voluntary code of conduct for the management of the land. Participating in this agreement means that no solid fences are built to impede the progress of the ground dwelling birds and animals, and no domestic pets are allowed. Although there is one domestic dwelling and neighbours on one side of the block, all around the land is part of a nature reserve to ensure that no further building will take place. A one bedroomed 9x3.5metre cabin has been transported to the block, positioned close the road and from the front deck the view up to the distant hills and the sunsets is stunning. Warboys street is in fact only a country laneway with a centre strip of sealed road with wide grass verges, and no footpaths, curb or channelling. The laneway actually meanders around trees and the round about at the end is in fact an island of native vegetation created by mother nature. The cabin is one room/bedroom with en suite (toilet/basin/shower) and is connected to mains sewerage, power and water and telephone.   

 COMMON AREA 

Situated in the centre of the block between the existing cottage and owners residence, there has been created an area of over 400sq mtrs set aside for common use by all three owners. A free form swimming pool will be built in ground and landscaped, and additional barbeque facilities will be built. Shared ownership brings with it all the benefits of shared costs and shared responsibilities associated with these amenities. 

SOME HISTORY - The original beachfront block of land had the typical 'beach shack' built on it in about 1914. Over time the shack was added to (and improved upon) until nearly a hundred years later the current owners bought the block of land and a very sad and forlorn beach cottage. The cottage has always carried the name 'Kareeka'. This name, which is the aboriginal word for a place of peace or a place to sleep, exactly identifies the cottage and its surroundings. The current owners moved into Kareeka Cottage and built their new home alongside. In 2002 Kareeka was renovated to very high standard and is now used for holiday letting and additional accommodation for visiting friends and relatives. When you have an address that is beachfront on a world heritage listed Island on the Great Barrier Reef, North Queensland, then the demands from friends, relatives and paying guests, are considerable.

The original block of land of nearly one acre, and two road frontages, has now become too large for the current owners to manage so in order that they can continue to live and enjoy this lifestyle, in this special piece of paradise, approvals have been put in place to allow the block to be sub-divided into three separate group titled lots. 

The current owners never plan to leave and will continue to live in the main residence. This leaves Kareeka Cottage on a 600square metre parcel of bushland to be sold along with a separate parcel of 708 square metres of beautiful bushland, at the rear of the original block that has it's own road frontage but with beach access. Separating the front and the back is the area of common use land

All the properties are connected to mains sewerage (treated on the Island ), water, telecommunications and power from the mainland.

Our address at 3 The Esplanade, Nelly Bay , Magnetic Island , part of the Great Barrier Reef, North Queensland, Australia is an address to die for. Still largely undiscovered, Magnetic Island is a suburb of the vibrant city of Townsville , 8 kilometres across Cleveland Bay . Being a suburb of the 2nd biggest city in Queensland we enjoy the benefits of city life while living on a largely undiscovered tourist destination. Of the 2,200 permanent residents of the Island it is estimated that 300 regularly commute each day to work, but can return home each night to enjoy peace and tranquillity. The travel time is 25 minutes across Cleveland Bay on any one of the 19 daily ferry services, and with two supermarkets and a variety of shops, bank, post office, cafes and restaurants scattered throughout the 4 main residential bays, local residents are at no disadvantage from living on the Island . Kareeka Cottage and 5 Warboys Street are both 5 minutes drive (18 minutes to walk) to the ferry, a 25 minute ferry journey to the city and 15 minutes drive to Townsville airport, the gateway to the rest of the world.

The superlatives like unique, peaceful, tranquillity, bushland settings, can truthfully apply to the description of these properties because of their position on cul-de-sacs within Nelly Bay . Firstly, the main road typically runs along the waterfront roads in the other major bays, but goes inland two blocks in Nelly Bay , leaving the Esplanade with little or no traffic. Both the block and the cottage are also close to the end of 'No Through Roads' where the road terminates in a turnaround point. The 1.5 kilometres of beautiful Nelly Bay beach seldom has more than a handful of people on its sandy beach. At times the tide retreats and leaves an expanse of tidal flats which is a safe haven for children to explore rockpools and shoreline. Some 300 metres offshore you can snorkel or dive on some of the best fringing corals on the Island . Swimming in Nelly Bay is not practical at some low tides but being tidal precludes the use of the bay by commercial operators like jet skis. Being surrounded by lots of native vegetation, and having a designated nature habitat reserve as our neighbour, brings with it the joy of sharing the abundant bird life of the area. Some 17 species can regularly be seen and heard and many are daily visitors to the feeding tray on the back deck. We have a family of beautiful rainbow lorikeets, two of which will come inside and complain when breakfast is late.
